My name is Carlos Jaramillo and I am a Real Estate and Mortgage Broker licensed in the State of California. First of all, I want to let you know that I am so glad to know that you want to get a CA Real Estate License. Second, I want you to know that I will do everything I can to help you pass the exam and get your real estate license. Third, I want you to know the true cost involved in getting your license of both time and money. Below is the information from the BRE. I know that it looks like a lot of work and it looks confusing. However, I will guide you along the way if you have any questions about the process.

 

I have two real estate schools that I work with www.firsttuesday.us which offers online courses. The Minimum package cost is $164.50 for the 3 courses that you need. You will work at your own pace. The other real estate school that I use is Metropolitan University Real Estate School and the cost is $400. They offer correspondence courses and the soonest you can finish all 3 courses is 7 ½ weeks. I am working with the director to get the new schedule of the classes. I will be teaching this course.

 

Here is the true cost of getting your Real Estate License. We can work something out if you do not have the money for the Association and the supra key. You will have a license but you will not have the title of Realtor. With the online course the lowest cost to get a license is $518.50 and with the live classes the lowest cost to get a license is $754.

Requirements to Apply for a Real Estate Salesperson License

 

To obtain a real estate salesperson license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the CalBRE.

This license is required of individuals who conduct licensed real estate activities as described in the Real Estate Law under the supervision of a licensed broker. A license may also be obtained by a person who does not immediately intend to be employed by a broker. However, a salesperson without an employing broker may not perform acts requiring a real estate license.

Successful completion of three college-level courses is required to qualify for a real estate salesperson examination:

  3. One course from the following list:

Additional Information

Members of the California State Bar are statutorily exempt from the college-level course requirements. Evidence of admission to practice Law in California must be furnished, such as a photocopy of both sides of a California State Bar membership card.

Also, applicants who submit evidence of having completed the eight statutory college-level courses required for the broker examination and license are eligible to take the salesperson examination without submitting further evidence of experience or education.

Continuing education offerings do not satisfy the college-level course requirements for this examination.

Courses must be three semester-units or four quarter-units at the college level. Courses must be completed at an institution of higher learning accredited by the Western Association of Schools and Colleges or by a comparable regional accrediting agency recognized by the United States Department of Education, or by a private real estate school which has had its courses approved by the California Real Estate Commissioner. Each course approved by the Bureau of Real Estate is a minimum of 45 hours in length.

Courses completed through foreign institutions of higher learning must be evaluated by a foreign credentials evaluation service approved by the Bureau of Real Estate. See Examination Applicant Foreign Education Information (RE 223) Denotes a PDF document.

Copies of official transcripts are generally acceptable evidence of completed courses. Transcripts of equivalent courses submitted as substitutes for the college-level courses listed above must be supported by an official course or catalog description in order to be evaluated for equivalency.

 

Education Course Availability (Statutory/Pre-License Courses)

 

Courses at Public Institutions of Learning

California institutions of higher learning, recognizing the impact of real estate activities on the general economy of the state and the complexities of real estate transactions, have established model career development and training programs.

  • Community College System: Presently, most community colleges offer a real estate curriculum. The majority of these colleges offer the courses that are mandatory to obtain a real estate broker or salesperson license, as well as the courses leading to an Associate of Arts degree in Real Estate. In the larger metropolitan areas, a full spectrum of real estate courses, beyond the required courses, offer opportunities in fields directly and indirectly related to real estate. Prospective students should contact their local community colleges for complete information.   • California University Systems: The University of California and most campuses of the California State University system offer numerous real estate courses as a portion of various degree programs.
  • Foreign Universities: Courses taken at foreign institutions must be evaluated by a CalBRE-approved Credentials Evaluation Service. It is the applicant's responsibility to ensure the choice of courses will satisfy the prerequisites for a real estate license.

 

Courses at Private Schools

Some California private vocational schools also offer the required pre-license education courses. Only those schools which have made a formal request, filed an application, and obtained formal approval from the Real Estate Commissioner may offer the courses. Private school courses are normally not transferable for credit at public institutions of higher learning.

Courses offered by out-of-state private schools are not acceptable unless prior approval of the California Real Estate Commissioner has been obtained.

 

Correspondence Courses

For those students who prefer independent study, the University of California (Extension), as well as several California private vocational schools, offer correspondence courses in the required subjects.

No more than two correspondence courses may be completed in any five-week period. (A single correspondence course may be completed in 2 1/2 weeks.) The student should make certain the courses offered by the private school are approved by the Real Estate Commissioner and satisfies the pre-license education course requirements.

Fingerprint Requirements

An applicant for any real estate license must submit one set of classifiable fingerprints, acceptable to the State Department of Justice (DOJ). An applicant may be fingerprinted after applying for examination or after passing the examination. Fingerprint processing fees are not refunded if applicants do not pass the examination. Social security numbers are required on examination applications to ensure fingerprint reports are received by the CalBRE.

Fingerprints must be submitted electronically through the DOJ's Live Scan Program which takes and transmits fingerprints to the DOJ and the Federal Bureau of Investigation (FBI) using the Live Scan Service Request (RE 237) Denotes a PDF document.form. An original license will not be issued until a report from the DOJ and the FBI is received stating that there is no criminal history, or disclosing criminal history information which then must be reviewed and evaluated. To be fingerprinted, take the Live Scan Service Request (RE 237) Denotes a PDF document.to a participating live scan service provider. There is a $49 fingerprint processing fee and also a live scan service fee which should be paid directly to the live scan provider (not to the CalBRE). After the live scan service provider takes the fingerprints, submit a copy of the Live Scan Service Request (RE 237) Denotes a PDF document.with Part 3 completed to the CalBRE.

If you do not reside in California, you may be fingerprinted at a live scan service provider in California by following the process explained above or be fingerprinted out-of-state using FBI Applicant Fingerprint Card (FD-258 Rev. 3/10) which will be provided to all out-of-state applicants with the original license application. The FBI Applicant Fingerprint Card should be taken to a local law enforcement agency for completion and be submitted directly to the CalBRE with the completed license application, the license application fee, and the $49 fingerprint processing fee (combined payment of both fees is acceptable). Applicants who wish to be fingerprinted out-of-state after applying for examination but before passing the examination may request a blank fingerprint card by contacting the Licensing Section at (877) 373-4542.

 

Salesperson Examination Content

The law requires that salesperson license applicants demonstrate in a written examination:

  • Appropriate knowledge of the English language, including reading, writing, and spelling; and of arithmetical computations common to real estate and business opportunity practices.
  • An understanding of the principles of real estate and business opportunity conveyancing; the general purposes and general legal effect of agency contracts, deposit receipts, deeds, deeds of trust, chattel mortgages, bills of sale, mortgages, land contracts of sale, and leases; and of the principles of business, land economics and appraisals.
  • A general and fair understanding of the obligations between principal and agent; the principles of real estate and business opportunity transactions, and the code of business ethics pertaining thereto; as well as of the provisions of the law relating to real estate as administered by the Real Estate Commissioner.

When changes in the law occur or changes in the practice of real estate take place, new subject matter is added to one or more of the major categories. Thus, the categories are revised and brought up-to-date on a regular basis. There is no assurance that a specific test will cover all subject areas listed, because the test merely samples the broad field of real estate.

Because there are differences in the level and amount of knowledge required of salespersons and brokers, the exams differ in their emphasis and difficulty.
